Pre-valuations and re-valuations

The Housing Associations that use e.surv Chartered Surveyors have realised that it makes sense to instruct e.surv for all their Pre-Valuations and Pre-Sale Valuations.

In return, the Housing Associations get quality, consistent, professional advice from more than 500 directly employed group valuers. This is more than any other surveying company. e.surv's base of valuers have smaller areas to cover than those working for other surveyors, which means that our property professionals are experts in the local areas they work in. Our fee structures are highly competitive and take into consideration the volume of work Housing Associations will commit throughout the year. Following the Spending Review this is more important than ever, as RSLs look to fund new social housing projects through unconventional methods.

Pre-valuations:
Generally, these are used for New Developments where properties are in the process of being built and are not complete. That could be from architect drawing stage through to the first fix stage. Generally, we would give a range of 'Market Value' between x & y per property type (i.e. 1 bed flat, larger 1 bed flat, 2 bed flat, 2 bed flat with different configuration of rooms, 3 bed flat, 2 bed house, 3 bed house, larger 3 bed house with garage). We can also give a range of 'Market Rent' if required, or both 'MV' & 'MR'. These valuations are valid for 3 months from the date of valuation

Revaluations:
These are principally desk-top exercises to update values in the light of prevailing market conditions and are valid for 3 months from the date of re-valuation.
